How time flies when your blogging! Today is the first anniversary of our lettings blog and whilst we’ll hold off buying a cake or organising a party we did think that this would be a good opportunity to look back on the last 12 months and look towards the future also.

The Past…

When we decided to begin publishing our lettings blog, the aim was simple; to keep tenants and Landlords informed of the big news and upcoming events in the lettings industry. We do feel like we have achieved this although with an office as busy as ours its not always easy to post as much as we would like but we have managed to keep up to date with the bigger issues.

With 12 months of blogging behind us this will be our 21st post. We’ve covered almost everything from changes to EPC rules to deposit disputes and no doubt this has been useful to a good number of readers.

The Present…

Right now we’re keeping a watchful eye on the news, not just in the lettings industry but worldwide events too. Every main news headline at the moment seems to concern the world’s money, or should that be lack of it?! Everything that happens has a knock on effect on others, such as if a factory closes down and 50 jobs are lost, that’s 50 less people who live in the area that are unable to pay their mortgages or rents.

It’s a tough time for almost everybody at the moment and things cant just change overnight. Forecasters can predict what is going to happen next but nobody knows exactly what is around the corner.

The Future!

Our aim for the future is to keep growing and providing the up to date information and continue to be at the forefront of the lettings news. It’s not all bad news so we hope to focus on some more of the positive updates rather than the negatives.

Wow, it seems like only  minutes ago that our blog was last updated but it is nearly 2 months already! Anyway, not too long ago I published a post raising some concerns that some people have with unregulated letting agents not being properly trained. Well, I can confirm that I have now passed all four of the ARLA Technical Award examinations which means that I will soon be able to become a member of ARLA!

Because of this, myself and one of our directors attended a regional ARLA meeting just last week. This is where members from the surrounding regions (in our case, Staffordshire and Shropshire) get together and discuss the latest legislation changes and ideas to promote our businesses and ensure that we always give the best and up to date advice.

Unregulated Agents Under-Cutting

One topic that was discussed was an unregulated agent who was seeing properties with a to let board and contacting the owner with false promises of having a tenant who is very interested. Of course, once a Landlord has moved to the agent the tenant has magically already found somewhere else but the agent has then gained (or in some peoples opinions stolen) the business from a professional organisation.

Sometimes a logo doesn’t mean much but a little homework can go a long way. For example, as you are reading this now, do you really know what ARLA means and how they look after both Tenants and Landlords? By being a member, an agent has to follow the codes of practice as set out by them which gives a more professional letting service and better management of a rental property.

Proper Training for Professionals

Another good service provided by ARLA is the training that they can provide. Not only the exams as we spoke about earlier, but training sessions throughout the country for different areas of property management. You might think that an agent should already know everything about everything but there is always something new on the horizon! Updates in law can determine whether a process needs to be changed or different advice needs to be given to a Landlord.

Of course, not every unregulated agent should be treated as cowboys, it always takes time to become established and better known in an area and also time to gain the experience needed. Unfortunately, like with most walks of life, it only takes a handful of the bad guys to give others a bad name.

Important Updates for Landlords

As mentioned earlier, it is important for Landlords and Agents alike to stay in the know of changes to legislation that may affect their rental properties. This is another benefit of being a member of a professional body as we found out last week with the changes to the payment of water rates for a rental property, more about this to come soon!

Why publish a Lettings blog?

The best way to ensure everyone has the latest news and information is to make it readily available and easy to access. We hope to keep you as informed as possible and updated with any major discussions or changes relating to the property rental market. Although our Franchisor focuses more on the national issues we hope to tackle some of the more local issues.

Who can read this, Landlord or Tenants?

The simple answer is everybody! We hope that the majority of information will apply to our Landlords but also to some of our Tenants as well. Another reason for this blog is to advise our Landlords of current market trends and to make letting a property that little bit easier! Any changes in property law or legislation can have an effect on everybody, so we hope that you will find this useful.

What are the upcoming issues in Rentals?

There are always a number of interesting points to be discussed when letting out and managing a property. Legislation is constantly changing and agent practices have to change to reflect these. The last 5 years have seen a number of big changes including Tenancy Deposit Protection and the introduction of Energy Performance Certificates for rental properties. We also anticipate a number of changes following the budget cuts this year and will be able to publish more information shortly.
